  • We will match or beat the fee of our competitors and provide a superior service. We don’t have hidden charges and we do not take any markups. Rental associations take upwards of 50% from your revenue and some “leading” management companies are taking 30%. We don’t pretend to be a hotel operator, we aren’t doubling as a cleaning business, and we are not focused on capitalizing on additional fees. Your property manager should not be making more money than you.

  • Yes, that’s correct. Our in-house team provides immediate response to maintenance and repair services at no additional cost. If it’s within our scope of work, we will handle it immediately without labor costs to you. Your existing management company likely hires a third-party service that may take several days to a week to schedule, charges you service premiums, and often marks up costs or adds response fees. Our scope of work includes plumbing stoppages, fixture replacement, supply line leaks & replacement, appliance installation, and more. Guest satisfaction is our number one priority, and if there is an issue with your unit during a guest’s stay, we are highly motivated to handle this immediately.

  • Our streamlined services includes providing supplies and amenities inside the unit at no additional cost. We have standardized sets of bed linens, towels, soaps, paper products, & dispensers. We keep a central inventory for our units which is covered by the cleaning fee paid by each guest. This is not an additional cost to you.

Unique prices are generated based on the nightly demand and updated daily to reflect variations throughout the week, month, and seasons. Our tools even project for major events and holidays throughout the year and set appropriate prices further out for these high demand times. Taylor Swift coming to Waikiki Shell next Summer? Alabama playing an early season football game at UH? The Triple Crown surf contest is on schedule for North Shore next Winter? Our tools will price your unit to always maximize revenue. And when slower periods are predicted our tools will adjust the rates accordingly to minimize vacancies caused by overpricing.

Discounts and promotions are applied for vacancies at fixed intervals as the open dates approach and we encourage last minute bookings as our units are always ready.

A complete and quality listing maintains high visibility on booking platforms. Better exposure drives a higher demand and turns into more bookings at higher rates.

  • Our listings utilize pass-through tax payments by guests which ensures your GET, TAT, and OTAT taxes are paid entirely by each guest. The pass-through reporting system ensures that these taxes are kept separate from your taxable income for reporting purposes so you will not be subject to additional income tax payments on the booking tax we collect. In addition to stay taxes, every guest pays a market cleaning fee that covers the cleaning costs and supply stock. Everything we do is to minimize owner expenses.

From the first inquiry, to our welcome package, our crystal clear check-in instructions, and follow-ups throughout and after a guest’s stay, we are always committed to support and satisfaction. Each guest is provided with access to their own unique reservation portal which supplies all check-in information, door code, house manual, guide-book, and contact information for the duration of their stay.

Photos are easy to stage, but consistent 5-Star reviews take dedication and persistence.   • Our team of regular and trusted cleaning professionals ensures that each unit is spotless, functional, and provides all the essential amenities needed for a comfortable stay. All supplies and inventory are stocked at the appropriate rate per the number of guests in each reservation. We are in regular and direct communication with our team for every clean and conduct frequent quality inspections prior to guest arrivals. Our team is available for mid-stay cleaning at the guest’s request.

  • While we pride ourselves in personal care to our guests, our management platform enables us to automate many of the tasks and messages for guests that are pertinent to a flawless experience. Automated messages are generated on several triggers. When a reservation is made, a welcome message is sent which informs guests that instructions will be sent 48 hours prior to arrival and invites them to reach out anytime with questions. Next, 48 hours prior to arrival, guests are sent access to their reservation portal with unique door code, instructions, house manual, and contact information. Prior to checkout, another message is sent thanking our guests and providing any necessary checkout procedures. Our automated messages provide a personal touch that often initiates conversation which we then reply to directly.

Industry Leading Platform

  • We’ve incorporated our listings into an industry leading vacation rental Property Management System (PMS) which maintans individual units under a single dashboard and reservation calendar. All listings and guest reservations are linked to our cleaning team’s task dashboard, our pricing platform, smart locks with auto generated codes, and an owners portal with regular financial reporting and performance tracking. Everything is in one place with a reliable connection that allows us to monitor all of our properties in great detail.

  • We utilize all major booking platforms, several new niche platforms, local travel outfits, and our direct booking engine to make sure we cover all corners of the market. All of our listings and availability calendars are synced through our PMS software which updates pricing and availability in real time. The more broad our reach the better occupancy performance we will achieve. Many management companies miss out on additional occupancy and revenue by listing on Airbnb or VRBO only.

  • When onboarding a new listing with Vela Vacations we will create a direct booking page for your unit and feature this on our booking website. Direct booking capability helps encourage repeat guests, word of mouth marketing, and reduces owner fees paid to the booking platform.

  • We equip our units with smart lock entry systems that are linked to our PMS platform. A unique door access code is generated for every reservation and provided to our guests with their check-in instructions. Our codes are only programmed for access during the duration of a guest’s stay to ensure maximum safety and security and are automatically deleted after checkout.

Owner Services

  • Transparency is an important way we build trust with our clients. Every client has their own login to the Owner Portal in our PMS system that provides access to the booking calendar, nightly pricing, performance reports and financial statements. Owners can create and modify “Owner Stays” to block out the calendar for a planned visit to your unit at any time. You do not have to ask our permission and there are no limits to your usage.

  • We are a full-service licensed real estate brokerage. We maintain a dedicated client trust bank account where we process all incoming payments, expenses, tax payments, and owner payouts. We are professionals, we are thorough and organized, and we maintain clean records of your property’s income and expenses. At the end of every month you are provided with an operating statement and your net profit distribution. At the end of the year you are provided with the full year breakdown to include with your income tax reporting.

  • The State of Hawaii and City & County of Honolulu require annual registration of STR units and monthly payments of GET, TAT, and OTAT. With our organized monthly financial reporting we can easily file and pay the local taxes required for your unit at no extra cost.
